What will it cost
Before collecting three quotes and losing a fortnight, it helps to know whether what you have in mind fits what you can spend. This gives you the order of magnitude in ten seconds.

Sin IGIC
This is not a quote. It is the range work like this usually falls into in Gran Canaria. The real price depends on the starting condition, the access, and what turns up once a floor comes off.

About these prices
- Where do these prices come from?
- From ranges on work actually carried out in Gran Canaria, with mid-range materials, labour included and excluding IGIC. They are orders of magnitude, not a quote — enough to know whether your plan fits your budget before you call anyone.
- Why is the range so wide?
- Because in building work the starting condition dominates. Two identical apartments can cost very differently depending on the state of the wiring, whether there is damp, whether the floor has to come up, and whether a lorry can park outside.
- Does it include furniture and appliances?
- No. It covers building work, services and construction materials. Kitchen units are separate, and so are appliances.
- Does it include licences?
- No. Municipal fees depend on the town hall and on the value of the work, and are itemised separately in the real quote.
- What is IGIC?
- It is the Canary Islands sales tax, which replaces mainland Spanish VAT. The general rate is lower than VAT, and reduced rates can apply to home renovation depending on the case. Your tax adviser is the right person to confirm which applies to you.
